As Construction Manager we manage a project on a day to day basis from inception to completion, controlling the design process, programme and all financial aspects, whilst building without a main contractor.

Under this form of contract the Client employs us to manage the entire project on his behalf. We establish and subsequently control direct contracts between the Client and individual specialist contractors, for each element of the works. We will produce a detailed elemental budget for feasibility, design control and contracts, and subsequently produce and issue tender documents, negotiate and award contracts on behalf of the Client.

All phases of design and construction are programmed and controlled, and the works on site are managed by Epsilon.

Valuations, claims and final accounts for each trade contract are reviewed, negotiated and certified by us on the Client's behalf.


We will, for a fixed fee, manage the pre-construction phase of a project, ensuring that the design information is produced, approvals are obtained, and key contracts and orders are placed so that works can start on site as programmed.
 
During construction the Client maintains control of the project through Epsilon closely monitoring the works on site, flow of information, and cost trends.
